Frequently Asked Questions
Pressure Washing Questions
How much is the going rate for pressure washing a house?
Angi's 2026 guide puts the national average at about $312, with most jobs between $100 and $720, or about $0.10 to $0.50 per square foot. It lists stucco at about $0.30 to $0.50 per square foot and two-story homes at $400 to $1,400. Size, height, access and how much growth is on the walls change the price. We give you a written number after seeing the house.
Is 3,000 PSI too much for a house?
For walls, usually yes. Pressure in that range is meant for concrete, and aimed at stucco, painted wood or window seals it can erode the finish, lift paint or force water where it should not go. We clean siding and stucco with a low-pressure soft wash and save higher pressure for driveways and other hard flatwork.
Can pressure washing water go into the storm drain in Anaheim?
No. Anaheim Municipal Code Chapter 10.09 prohibits discharges to the storm drain system that are not entirely stormwater or that contain pollutants, and the countywide stormwater guidance for mobile cleaners says wash water may not go to the curb, gutter or storm drain. We protect inlets and either let water soak into landscaping, recover it, or send it to a sewer connection with your permission.
Is it legal to hose off my driveway in Anaheim?
Anaheim's water conservation FAQ lists washing down driveways and sidewalks with potable water as prohibited except to address an immediate health and safety need, and it treats water running down a driveway or sidewalk as waste. We sweep or blow surfaces first, use shut-off trigger guns and control runoff. For a specific situation, check with Anaheim Public Utilities.
How often should a house be washed in Orange County?
It depends on the house more than the calendar. Homes near busy roads, open lots or construction collect dust faster, and walls behind sprinklers or under trees grow algae sooner. Many owners wash once a year, often after the autumn Santa Ana wind season. We can tell you at the estimate whether a wash makes sense now.
Will a soft wash hurt my plants?
Cleaning solutions can damage plants if they sit on the leaves. We wet or cover landscaping before we start, keep application controlled, and rinse plants again afterward. Point out delicate beds or vegetable gardens at the estimate.
Do I need to be home during the cleaning?
Not always. If we can reach an outdoor spigot, windows are closed, gates are unlocked and pets are inside, we can usually work while you are out. We confirm the details at the estimate and walk the finished work with you, in person or by photos.
House Washing Questions
How much does it cost to wash a house in Anaheim?
Angi's 2026 national figures run about $0.10 to $0.50 per square foot, with stucco at $0.30 to $0.50 and two-story homes at $400 to $1,400. HomeGuide lists $170 to $360 for a typical whole-house wash. We give a written price after seeing the house.
Can you pressure wash stucco?
Stucco should be soft washed, not blasted. High pressure can erode the finish coat, lift paint and open cracks. We use a low-pressure application, longer dwell time and a gentle rinse.
Will washing get rid of the white spots near the bottom of my walls?
Those are often mineral deposits from sprinkler overspray, and Anaheim's water is hard. Light deposits usually come off with the wash; heavy, older buildup may only fade. Adjusting sprinklers so they do not hit the walls keeps it from coming back.
Do I need to be home for a house wash?
Not necessarily. We need access to an outdoor spigot, closed windows, unlocked gates and pets kept inside. We confirm all of that at the estimate.
Driveway & Concrete Cleaning Questions
How much does driveway cleaning cost in Anaheim?
Angi lists driveway pressure washing at $100 to $500 nationally, with most jobs $100 to $250, or about $0.20 to $0.40 per square foot. Heavy oil, rust or growth costs more. We quote in writing after seeing the driveway.
Will pressure washing remove oil stains?
Fresh oil usually comes out with degreaser and hot or pressurized water. Oil that has soaked in for years often lightens but leaves a shadow. We tell you at the estimate what to expect.
Can pressure washing damage concrete?
It can if a narrow tip is held close, which etches lines into the surface. A rotary surface cleaner keeps a fixed distance and spreads the force evenly, which is why we use it for the main slab.
Where does the water go when you clean my driveway?
Not down the gutter. Anaheim's code and the countywide stormwater guidance bar wash water from the curb, gutter and storm drain, so we block the path, then recover the water or let it soak into your landscaping with your permission.
Roof Soft Washing Questions
Can you pressure wash a tile roof?
Not with high pressure. Fixr warns that high pressure can chip and crack clay tile and damage concrete tile, and HomeAdvisor says clay tile cannot take pressure washing. We clean tile roofs with a low-pressure soft wash.
How much does roof cleaning cost?
Fixr lists soft washing at about $0.30 to $0.75 per square foot, with typical roof cleanings between $450 and $700. HomeAdvisor's range is $296 to $626. We quote in writing after looking at the roof.
What are the black streaks on my roof?
Usually algae, which grows where the roof stays shaded or damp. A soft wash with the right solution removes it without scrubbing or high pressure.
Will you walk on my tile roof?
As little as possible. Tile can crack underfoot, so we work from ladders and roof edges where we can, and step only on supported parts of the tile when we must.
Paver & Patio Cleaning Questions
Can you pressure wash pavers without ruining them?
Yes, with moderate pressure and a surface cleaner that spreads the force. The risk is blowing out joint sand, which we avoid, and we tell you if the joints need re-sanding after cleaning.
How much does patio cleaning cost?
Angi lists patio or deck pressure washing at about $100 to $200, and HomeGuide puts a concrete patio at $120 to $240. Pavers needing re-sanding or sealing cost more. We quote in writing.
What is the white powder on my pavers?
Usually efflorescence, salts carried to the surface by moisture. It often lessens over time and can be removed with a specific cleaner; washing with water alone tends to bring it back.
Should I seal my pavers after cleaning?
Sealing can deepen color, resist stains and help hold joint sand. It is optional. If you want it, we list it separately on your quote.
Solar Panel Cleaning Questions
Can you pressure wash solar panels?
We do not. High pressure can force water past seals and damage the glass coating, and manufacturer instructions generally call for gentle cleaning. We use soft brushes and filtered water.
How much does solar panel cleaning cost?
HomeGuide lists $10 to $20 per panel, or $150 to $500 for a typical 15- to 25-panel home system, and EnergySage cites about $150 to $350. We quote in writing based on your panel count and roof.
How often should solar panels be cleaned in Anaheim?
EnergySage suggests about every six months in dry, dusty areas, and HomeGuide suggests once or twice a year, plus after storms. Checking your monitoring app for drops in output is a good guide.
Why not just hose them off?
Anaheim's water is hard, about 18 grains per gallon, and it leaves mineral spots as it dries. Filtered water dries clear.
Commercial Pressure Washing Questions
How much does commercial pressure washing cost?
Housecall Pro lists parking lots at about $0.08 to $0.25 per square foot, commercial flatwork at $0.10 to $0.40, and storefront washes at $200 to $600. Grease, gum and night work add to it. We quote in writing after a site walk.
Do you recover wash water on commercial jobs?
Yes, that is our default. Anaheim's code prohibits non-stormwater discharges to the storm drain, and the countywide guidance calls for collecting wash water. We protect drains and recover the water with a vacuum and tank, or use landscaping or a sewer connection with the owner's permission.
Can you work after hours?
Yes. Early morning, evening and closed-day schedules are common so customers and tenants are not walking through the work.
Can you set up a recurring cleaning schedule?
Yes. We put the areas, frequency and per-visit price in writing for monthly or quarterly service.
