Clean Frontage Without a Stormwater Problem
Commercial pressure washing covers the concrete and building surfaces customers walk past every day: entry walks, storefronts, drive-thrus, parking areas and the dumpster pad out back. Anaheim's commercial strips, restaurants, offices, apartment communities and the businesses around the resort district see heavy foot traffic, gum, spilled drinks, grease and tire marks, and the dry climate means little rain to wash any of it away.
The storm drain rule is stricter here
Commercial sites produce the dirtiest wash water: grease from restaurant pads, oil from parking stalls, trash residue from dumpster enclosures. Anaheim Municipal Code Chapter 10.09 prohibits any discharge to the storm drain system that is not entirely stormwater or that contains a pollutant, and Section 10.09.020 applies to a property's agents and contractors as well as the owner. The city notes that runoff reaches local waterways untreated. The countywide stormwater program's guidance for mobile cleaners calls for dry cleanup first, keeping work away from storm drain inlets, protecting drains, and collecting wash water with a vacuum, pump or tank. With the owner's permission, water may go to a landscaped area if it fully soaks in, or to a sanitary sewer connection. On commercial jobs we plan to recover the water as the default.
What we clean
- Sidewalks and entries: gum removal, drink spills and general grime, with surface cleaners for even results
- Storefronts and building faces: soft washing for stucco, painted block and signage areas
- Drive-thrus and parking areas: oil spots pretreated, tire marks and dirt lifted
- Dumpster pads and enclosures: grease and trash residue degreased and cleaned, with all water recovered
- Apartment and HOA common areas: walkways, stairwells, pool decks and trash areas
Scheduling around your business
We can schedule early morning, evening or on closed days so customers and tenants are not walking through wet work areas. Walkways are coned off while we work, and we coordinate with property managers on access, water hookups and where recovered water can go.
Water use
Anaheim's water conservation FAQ lists washing down sidewalks and driveways with potable water as prohibited except for an immediate health and safety need, and treats water running down a driveway or sidewalk as waste. Our commercial process is built to avoid that: dry sweeping and blowing first, surface cleaners and trigger guns that use water only where it is cleaning, and recovery so nothing runs down the walk.
Recurring service
Restaurants, retail centers and apartment communities often clean entries and trash areas monthly or quarterly. If you want a recurring schedule, we put the frequency, areas and price per visit in writing so there is no question about what each visit includes.
What you get in writing
Every commercial quote lists the areas, the method for each, how wash water will be handled, the schedule and the price. If a property manager or HOA needs that information for their records, the quote has it.

Commercial Pressure Washing Questions
How much does commercial pressure washing cost?
Housecall Pro lists parking lots at about $0.08 to $0.25 per square foot, commercial flatwork at $0.10 to $0.40, and storefront washes at $200 to $600. Grease, gum and night work add to it. We quote in writing after a site walk.
Do you recover wash water on commercial jobs?
Yes, that is our default. Anaheim's code prohibits non-stormwater discharges to the storm drain, and the countywide guidance calls for collecting wash water. We protect drains and recover the water with a vacuum and tank, or use landscaping or a sewer connection with the owner's permission.
Can you work after hours?
Yes. Early morning, evening and closed-day schedules are common so customers and tenants are not walking through the work.
Can you set up a recurring cleaning schedule?
Yes. We put the areas, frequency and per-visit price in writing for monthly or quarterly service.
