Anaheim, From West Side to Hills
Pressure washing in Anaheim, CA covers a lot of ground. Anaheim covers about 50 square miles and roughly 341,000 people, according to the Census Bureau's 2025 estimate, and the houses inside those limits range from 1950s tract homes on the west side to master-planned hillside streets in the east. A single method does not fit all of them. What they share is a dry climate: Anaheim averages about 14 inches of rain a year over roughly 35 rainy days, so dirt on walls, roofs and concrete is rarely rinsed away by weather. It sits there until someone cleans it.
Three very different parts of one city
West Anaheim. The west side is mostly mid-century tract housing. Those homes went up fast in the 1950s, the decade Disneyland opened on former orange and walnut groves (July 1955) and the city's population jumped from 14,556 in 1950 to 104,184 in 1960. Sixty-plus years later, many of these houses have older stucco, patched driveways with long expansion cracks, and patios that have been poured, extended and re-poured. We wash that kind of stucco at low pressure and test older concrete before running a surface cleaner across it.
The Anaheim Colony. Downtown, the Anaheim Colony is the largest of three historic districts. The city's first home was built here in 1857 by the German-American families who founded Anaheim to grow grapes. Older homes in and around the Colony can have wood trim, original porches and painted surfaces where a high-pressure tip would do damage, so they get a soft wash and hand rinsing around the details.
Anaheim Hills. The eastern third of the city was built as a community to a master plan. Expect newer stucco, concrete or clay tile roofs, pavers, retaining walls and, in many tracts, a homeowners association. Hillside lots also mean steep driveways and runoff that moves downhill quickly, which changes how we set up.
What we clean in Anaheim
- House washing: stucco, siding, eaves and trim, washed at low pressure with a mild solution and rinsed thoroughly
- Driveway and concrete cleaning: rotary surface cleaner for even results, pre-treatment for oil and tire marks
- Roof soft washing: concrete and clay tile cleaned with low pressure, never walked on more than necessary
- Paver and patio cleaning: joint-friendly settings, with optional re-sanding and sealing discussed in the quote
- Solar panel cleaning: soft brushes and pure water, no pressure washer on the glass
- Commercial pressure washing: storefront walks, drive-thrus, dumpster pads and parking areas
Dry weather leaves a film
With so little rain, Anaheim surfaces collect dust, pollen, tire grime and bird droppings for months. On windy days, fine dust settles into textured stucco, on window ledges and across solar panels. Shaded north walls and the spots hit by sprinklers can still grow dark algae. A wash in the fall, and before the holidays or a home sale, clears that layer before it sets.
Runoff stays out of the street
Wash water carries dirt, oil and cleaning solution, and none of it belongs in the curb, gutter or catch basin. Before we start, we find the nearest inlet. Then we either let the rinse water soak into lawn and planting beds, block the gutter path and recover the water with a vacuum, or, with your permission, send it to a sewer cleanout. On hillside lots in Anaheim Hills we set those controls at the bottom of the driveway before any water goes on.
Water from a city-owned utility
Anaheim Public Utilities is the only city-owned water and electric utility in Orange County, and it buys water from the Metropolitan Water District of Southern California, imported from Northern California and the Colorado River. That means local water-use rules come from the city utility, not a private water company. We follow whatever restrictions the utility has in effect on the day of the job.
Renters, landlords and turnovers
Just under half of Anaheim homes are owner-occupied, 46.2% in the Census Bureau's 2020-2024 estimate. That makes the city full of rental houses, duplexes and apartment complexes. We clean driveways, walkways and exterior walls between tenants, wash down stairwells and common walks for property managers, and put each area on a written quote so an owner who does not live nearby knows exactly what was done.
Businesses near the resort and the stadium
Hotels, restaurants and shops around the Anaheim Resort and the Platinum Triangle near Angel Stadium see heavy foot traffic. We can schedule early-morning or late-night cleaning so sidewalks, entries and drive-thru lanes are clean before customers show up, and we recover commercial wash water as a standard step because grease and oil should never reach the gutter.
Getting a quote
Call (714) 640-6791 or send a few photos. We walk the property, note anything delicate such as old wood trim, loose tile or a cracked slab, and give you a written quote that lists every surface and how it will be cleaned.
Anaheim Facts That Affect Your Cleaning
- Built fast after 1955. Disneyland opened on July 17, 1955, on former orange and walnut groves. Anaheim grew from 14,556 people in 1950 to 104,184 in 1960, and mid-century tract houses still make up most of western Anaheim.
- A dry, semi-arid climate. Anaheim averages 14.09 inches of rain a year over about 34.7 rainy days, with hot, essentially rainless summers. Its record high is 115°F, set on July 6, 2018.
- More renters than owners. About 46.2% of Anaheim housing units are owner-occupied, the median owner-occupied home value is $831,200, and households average 3.18 people (Census ACS, 2020-2024).
- The county's only city water and power utility. Anaheim Public Utilities is the only municipally owned water and electric utility in Orange County. It buys imported water from the Metropolitan Water District of Southern California.
- A historic core from 1857. Fifty German-American families founded Anaheim in 1857 to grow grapes, and the first home was built that year. The Anaheim Colony is the largest of three historic districts downtown.

Anaheim Questions
Do you clean homes in Anaheim Hills as well as West Anaheim?
Yes. We work across all of Anaheim. Hillside homes in Anaheim Hills usually have tile roofs, pavers and steeper driveways, while West Anaheim tracts tend to have older stucco and long concrete drives. We set up differently for each, especially for controlling runoff on a slope.
Can you wash an older home near the Anaheim Colony without damaging it?
Older homes with wood trim, original windows or aged paint get a low-pressure soft wash instead of a pressure tip. We look at the surfaces during the estimate and point out anything that is too fragile to wash, such as peeling paint, before we start.
I own a rental in Anaheim. Do I need to be there?
No. Many Anaheim owners rent their homes out, so we can work from photos and a walk-through with you or your tenant, then send a written quote. Exterior water access and a clear driveway are all we need on the day.
When is the best time of year to wash a house in Anaheim?
Late fall is popular, after a long dry summer has left dust in the stucco. We avoid the hottest afternoons in summer because cleaning solution can dry on a sunny wall before it is rinsed.
