An Oil Town Turned Suburb and Shopping Hub
If you are looking for pressure washing in Brea, you probably have one of three properties: a house in one of the planned neighborhoods, a rental you need to turn over, or a business that depends on a clean entrance. We work on all three. Brea is a mix of long-established homes, newer subdivisions and a busy commercial core, and each calls for a different plan.
Neighborhoods built in waves
Brea began as an oil town. Union Oil bought 1,200 acres west of Olinda in 1894, and by 1898 drilling towers stood on the Brea-Olinda Oil Field. The Brea Mall and the Orange Freeway (57) arrived in the 1970s and pulled in more housing. Large planned developments east of the 57 followed in the 1980s, 1990s and 2000s. That timeline matters for cleaning. A house from the 1980s may now have 40 years of weathering on its stucco, faded trim and concrete with stubborn oil spots. A 2000s home may still look sharp from the street but carry dark streaks on the roof and green growth on the shady side of the walls.
What older tract homes usually need
- A low-pressure house wash to lift dirt from stucco without chipping it
- Driveway and concrete cleaning to fade oil, rust and tire marks
- Roof soft washing for streaking on tile and composition shingles
- Paver and patio cleaning in backyards that have not been touched in years
Rentals and turnover cleaning
Brea has a sizable rental market. The 2020 census counted 17,881 housing units, and 38.5% of occupied units were renter-occupied, and Census estimates put the owner-occupied rate at 59.7%. Landlords and property managers often call us between tenants to wash walkways, entries and driveways so a unit photographs well and shows clean. We can arrange access with the owner or manager and put each area on a written quote.
Downtown and commercial properties
In the late 1990s a 50-acre area around Brea Boulevard and Birch Street was redeveloped into a shopping and entertainment district that opened in 2000. Add the mall and the office and retail strips around town, and there is a lot of pedestrian concrete to keep clean: gum on sidewalks, grease near restaurant back doors, dumpster pads and stained parking structures. Our commercial pressure washing is scheduled early in the morning or after closing so customers are not walking through wet areas. Recurring service, monthly or quarterly, keeps grime from building up between visits.
Public art and building facades
Brea's public art program dates to 1975 and includes more than 140 artworks around the city. If your property has a sculpture, mural or decorative facade, tell us before the job. Painted and patinated surfaces should not be pressure washed, and we will mask them off or work around them.
Weather that favors dirt
Brea averages about 14.2 inches of precipitation a year, most of it from November through April, and June and July average none. Summer highs reach the mid 80s. That long, dry stretch is when dust and pollen settle on solar panels and window frames and tire marks bake into driveways. Solar panel cleaning in early summer helps keep the glass clear through the sunniest months.
Hillside and canyon homes
Brea takes in the hillside Olinda neighborhood, out toward Carbon Canyon. Homes on slopes often have steep driveways, retaining walls and decks that need careful footing and hose routing. We look at access during the estimate so there are no surprises.
Rinse water and the storm drain
Storm drains in Orange County lead to creeks and the ocean, not to a treatment plant. We aim our rinse water toward landscaping, block nearby inlets when needed and keep cleaning products out of the gutter.
Pricing and quotes
Residential jobs are priced by square footage and condition after we measure; the service pages list published national ranges. Commercial work is quoted per visit or per contract. Call (714) 640-6791 for a free written estimate.

Brea Questions
Can you clean a Brea rental between tenants without me being there?
Usually, yes. If you or a manager can arrange gate or lockbox access and an outside spigot, we clean the driveway, walkways and entry and confirm the finished work with you by photos.
Do you clean storefronts and sidewalks in downtown Brea?
We do. Most commercial cleaning happens before opening or after closing so walkways are dry when customers arrive. We quote one-time jobs and recurring service, and we keep wash water out of storm drains.
My 1980s stucco looks dingy. Will pressure washing damage it?
High pressure can chip older stucco and drive water into cracks. We wash stucco at low pressure with a cleaner suited to the finish. If we see cracks that need patching or painting, we point them out instead of washing harder.
Is Brea in your regular service area?
Yes. Brea is up the 57 from Anaheim and is part of our regular service area.
