Homes Owned for the Long Haul

If you are looking for pressure washing in Lake Forest, you are probably an owner rather than a renter. About 70.5% of homes in the city are owner-occupied, well above nearby Irvine (44.5%) and Costa Mesa (39.6%). Owners think in years, not leases, so we focus on cleaning that protects the surface: the right pressure for aging concrete, gentle roof washing and patios rinsed so joint sand stays in place.

The forest is eucalyptus

The name is literal. Around the first decade of the 1900s, Dwight Whiting planted about 400 acres of eucalyptus groves near Serrano Creek, and that forest is still the city's signature. Eucalyptus is messy. It drops bark strips, leaves and seed caps all year, and the oily leaves can leave dark marks on concrete and pavers when they sit wet. We pre-treat those marks, clean with a rotary surface cleaner for an even finish, and clear debris from roof valleys before soft washing.

Concrete from the 1970s

Occidental Petroleum developed a residential community in and around those groves in the late 1960s. The population went from 8,654 in 1970 to 38,153 in 1980 and 62,685 in 1990. That means many driveways and walks in older sections are now 40 to 50 years old. Old concrete is more porous and its top layer is often worn, so a narrow tip can etch it and leave lines. We use wider fan patterns and lower pressure on aged slabs, and we tell you up front if a stain has gone too deep to fully remove.

Newer areas, different needs

In 2000, Lake Forest voted to bring Foothill Ranch and Portola Hills into the city. Homes in those master-planned areas are newer and more likely to have stamped concrete, pavers and solar panels. Those surfaces need lighter, more careful cleaning than an old broom-finish driveway.

Lakeside homes and shared clubs

The city has two man-made lakes lined with condominiums and custom homes. Lake 1 is the Lake Forest Beach and Tennis Club, and Lake 2 is the Sun and Sail Club, each with pools, courts and clubhouses. Near the water, we take extra care with what goes down the drain. We choose cleaners suited to use near water, protect drains and keep rinse water on landscaped areas.

About Lake Forest Homes

  • Mostly owner-occupied. 70.5% of Lake Forest homes are owner-occupied, the median owner-occupied value is $937,000 and 88.0% of residents lived in the same house a year before (Census ACS 2020-2024).
  • A real eucalyptus forest. Dwight Whiting planted about 400 acres of eucalyptus groves near Serrano Creek in the early 1900s. Those trees still shade much of the city and drop bark, leaves and seed caps on roofs and driveways.
  • Built out from the late 1960s. Occidental Petroleum developed homes among the groves in the late 1960s. Population rose from 8,654 in 1970 to 62,685 in 1990 and 85,858 in 2020, so much of the concrete here is decades old.
  • Two lakes and an expanded city. Lake Forest incorporated on December 20, 1991. It has two man-made lakes ringed by condos and custom homes, and in 2000 it added the master-planned Foothill Ranch and Portola Hills.

Lake Forest Questions

Can you remove eucalyptus stains from pavers?

Most of the time. Eucalyptus marks are organic and respond to a pre-treatment followed by an even rinse. We use lower pressure on pavers so joint sand is not blown out, and we can advise on re-sanding if needed.

My driveway is from the 1970s. Will pressure washing damage it?

It can if done with a narrow tip and high pressure. We use wide fan patterns and a rotary surface cleaner at moderate pressure on older concrete to clean it without etching the surface.

Do you clean homes near the lakes?

Yes. Near the lakes we choose cleaners suited to use near water and keep rinse water on lawns and planters, away from drains that empty toward the water.

How often should I soft wash a roof under eucalyptus?

Roofs under heavy canopy tend to need attention more often than open roofs, often every one to two years. We clear debris from valleys first so water drains properly afterward.
