Older Homes, Gentler Methods
Pressure washing in Los Alamitos often means working on houses older than the city itself. Los Alamitos incorporated on March 1, 1960, but neighborhoods such as Carrier Row, named for World War II aircraft carriers, went up in stages in 1947 and 1948, 1950 and 1955. Homes that old may have original stucco, wood trim, older paint and concrete that has worn down, so we start soft and only add pressure where the surface can take it.
How we clean older homes
High pressure can chip aged paint, push water behind old window frames and etch worn concrete. On older Los Alamitos houses we: 1. Walk the exterior first and point out loose paint, cracked stucco or failing caulk 2. Soft wash walls with a cleaning solution and low-pressure rinse 3. Clean flatwork with a surface cleaner at moderate pressure 4. Soft wash roofs, never pressure washing shingles or tile If we find something that cleaning could make worse, we tell you before we start rather than after.
A small city with a big base
The city covers about 4.01 square miles of land, and a significant part of it is occupied by Joint Forces Training Base Los Alamitos. That leaves a fairly compact residential area of 4,376 housing units (2020 Census). Median owner-occupied value is about $1,061,900, according to Census estimates.
Renters and owners both
Only about 42.4% of homes are owner-occupied, so many properties are rentals, duplexes or small apartment buildings. Owners and managers ask us for walkway and stair cleaning, building washes between tenants and trash area cleaning. Homeowners usually book a house wash, driveway cleaning and sometimes paver or patio work together.
Low-lying and near the creek
Los Alamitos sits at about 23 feet of elevation, and Coyote Creek forms its line with Long Beach. Low, flat ground near a creek is exactly where wash water should not reach the street. We direct rinse water into landscaped areas, block nearby inlets and use cleaning products suited to residential outdoor use.
1960s subdivisions too
Not every Los Alamitos home is from the 1940s. Dutch Haven was built in 1960, Rossmoor Highlands in 1961 and several more developments in 1967. Next door, Rossmoor is a separate community that Los Alamitos borders on three sides; we serve it as well. Houses from the 1960s often have their original driveways and patios, which by now have weathered enough that we treat them with the same care as older slabs.
Solar and commercial
We clean solar panels with purified water and soft brushes, and we handle commercial sidewalks and entries for the shops, offices and medical buildings in town, scheduled so the work does not get in the way of customers or patients.

Los Alamitos Details
- Postwar neighborhoods. Carrier Row, named for World War II aircraft carriers, was built in three subdivisions in 1947-48, 1950 and 1955. Alamos Ranchos was first occupied in April 1948.
- High home values, many renters. Census ACS estimates for 2020 to 2024 show a median owner-occupied value of $1,061,900 and an owner-occupied rate of 42.4%, so most homes in the city are rented.
- Military base takes much of the land. A significant part of the city is occupied by Joint Forces Training Base Los Alamitos. An auxiliary airfield was built there in August 1940, and the California National Guard took over in 1973.
- Low ground by Coyote Creek. Los Alamitos sits at about 23 feet of elevation. Coyote Creek separates it from Long Beach, and the city is bordered by Cypress, West Garden Grove and Seal Beach.

Los Alamitos Questions
Is pressure washing safe for a 1940s or 1950s house?
Soft washing is. We avoid high pressure on older stucco, wood and paint, and use cleaning solution with a gentle rinse instead. We check for loose paint first and tell you if any area needs repair before cleaning.
Do you clean rental properties and small apartment buildings?
Yes. With so many rentals in Los Alamitos, we often clean walkways, stairs, building exteriors and trash areas for owners and managers, either once or on a schedule.
Will you keep wash water out of the street?
Yes. We route rinse water to lawns and planters, cover nearby storm drain inlets and keep products out of the gutter. That matters in a low-lying city near Coyote Creek.
Can you clean pavers and seal them?
Yes. We clean pavers at lower pressure, resand the joints and can apply a sealer once the pavers are fully dry.
