Villages, Slopes and Open Space

Chino Hills was planned in villages, and that shapes how pressure washing in Chino Hills works. Most neighborhoods follow a village format, with shopping and parks within walking distance of homes, and master-planned subdivisions include Butterfield Ranch, Rolling Ridge, Fairfield Ranch, Gordon Ranch, LaBand Village and Payne Ranch. Many have associations, shared landscaping and expectations about how a house should look from the street. Our job is to keep stucco, roofs, driveways and patios at that standard.

Built mostly in the 1980s and early 1990s

The area was mainly rural before the mid-1970s. Housing went up quickly through the 1980s and early 1990s, and the city incorporated on December 1, 1991, with about 42,000 residents. By 2020 there were 26,068 housing units. That means a large share of homes are now 30 to 40 years old. Concrete from that era often has deep stains and hairline cracks, stucco has weathered and tile roofs have collected decades of dust and streaking. A first professional cleaning on a house like that tends to make a dramatic difference.

HOA notices and curb appeal

Associations in master-planned communities often send notices about dirty driveways, stained walls or algae on fences. A cleaning before an inspection or before you list the house is one of the cheapest ways to address that. If your association needs a description of the work, we can provide a written scope. Repainting or resealing afterward may require separate approval, so check your guidelines before changing any color.

Typical HOA-driven requests

  • Driveway and concrete cleaning to remove oil and tire marks
  • House washing for stucco walls, trim and garage doors
  • Roof soft washing for streaked tile
  • Paver and patio cleaning in rear yards and side yards

Working on hillside lots

Chino Hills sits in rolling hills at about 860 feet, with undeveloped hills forming its western border. Many homes have steep driveways, terraced yards, retaining walls and back slopes. We plan hose runs and ladder positions for each property, stay off fragile slopes and are careful with runoff so water does not run down a hillside or erode a planted bank. Carbon Canyon Road, the only direct road to Orange County, is long, winding and prone to landslides, which is one more reason we pay attention to where water goes on sloped lots.

Wildfire season and the state park

Chino Hills State Park covers part of the city's undeveloped hills and has 60 miles of trails and fire roads. The city has had significant wildfires, including the Freeway Complex Fire and the Canyon Fire, driven by dry conditions, strong winds and dense brush. Residents are encouraged to keep defensible space. After a nearby fire, ash settles on roofs, solar panels, walls and pool decks. We remove it with low pressure and a gentle cleaner, starting at the top of the house and working down.

Weather and timing

Summer highs in Chino Hills average about 89°F in July and August, and the most rain falls from December through March. Dust builds through the dry months, so many owners schedule a wash in late summer or fall, and solar panel cleaning in spring to get ready for peak sun.

Golf course and country club homes

The Los Serranos golf course development and the Vellano Country Club community add a different type of property: large exteriors, stone hardscape and outdoor living areas. These usually need lower pressure on stone and a careful plan around landscaping.

Chino Hills Questions

My HOA sent a notice about my driveway. Can you help quickly?

Usually, yes. Driveway and walkway cleaning is a short job, and we try to schedule HOA-related work soon after the call. We can give you a written description of the work if your association asks for one.

Is it safe to pressure wash on a sloped Chino Hills lot?

It is when the job is planned for the slope. We set ladders and hoses carefully, avoid walking on loose slopes and control runoff so it does not wash down the hillside or erode planted banks.

Do you clean homes after a wildfire in the hills?

We clean ash and soot off exteriors, roofs, solar panels and hardscape using low pressure. Structural or interior smoke damage needs a restoration company, and we will tell you if we see signs of it.

Do you serve Vellano and Los Serranos?

Yes. We serve neighborhoods throughout Chino Hills, including the golf course communities. Gated communities may need a gate code or guest pass, which we arrange when scheduling.
